We deliver title and closing support for complex transactions, including search and exam support, curative coordination, closing readiness support, recording coordination, and post-close follow-through through policy issuance.

Transactions where complexity, tight timelines, or multi-party coordination create execution risk. If the deal cannot slip, that’s where we add the most value.

To open a file, we typically need the property address (or legal description), county and state, transaction type, buyer/borrower entity name, and target closing date. Please also include parcel details (parcel count, APNs/PINs if available, and whether the scope is single-site or portfolio). If available, share the vesting deed, prior commitment or policy, survey or site plan, and any counsel or lender-specific instructions.

For larger or multi-party projects, we also recommend a brief kickoff to align on scope and execution. We’ll confirm the parties involved (owner/developer, EPC, lender/capital, counsel, survey, and closing team), the expected deliverables, reporting cadence, escalation paths, and the closing/recording/disbursement plan. This ensures the search scope, curative priorities, and timeline are defined up front—especially across multi-parcel sites and staged closings.

You will receive a complete, scope-aligned package that supports the file from diligence through closing and post-close. Depending on the engagement, deliverables may include:
  • Exam-ready search results: abstracting, document references, and commitment-ready schedules.
  • Requirements and curative management: a clear requirements list, issue log, and cure path tracking so open items are visible, owned, and moving.
  • Closing coordination support: readiness checklists, clearance status, and pre-close confirmations aligned to the closing timeline.
  • Escrow and disbursement support (when applicable): documentation tracking and coordination to support funding and disbursement workflows in accordance with the settlement plan.
  • Recording coordination: submission tracking, rejection resolution, and confirmation of recording details.
  • Post-close follow-through: trailing document collection, final requirement clearance, and progress through policy issuance and delivery.
  • Project-level visibility/dashboards: consistent status updates and milestone tracking across parcels, sites, or portfolios so you can manage the timeline with confidence.
