Volt Title Launches to De-Risk Complex Commercial Transactions
A new, execution-first title and closing platform built for infrastructure, commercial real estate portfolios, and capital markets.
Cranston, Rhode Island – founded by industry veteran Rich King, Volt Title Services (“Volt”) announced its launch as a specialized title and closing firm designed to solve commercial real estate’s most persistent pain points: risk and delay caused by traditional, fragmented title models.
Volt supports complex, real-asset transactions across infrastructure projects, commercial real estate portfolios, and capital markets, with a process built around what stakeholders actually need to close on time: early issue visibility, disciplined prioritization, and a single accountable owner from diligence through post-close.
“Commercial deals don’t fall apart because they’re complex,” said Rich King, Founder of Volt Title Services. “They fall apart because complexity isn’t managed with urgency, structure, and clear ownership. Volt was built to bring senior-led execution, tighter risk controls, and predictable outcomes to transactions where timelines and certainty matter.”
Founding Story
Rich King founded Volt Title Services after more than two decades leading on everything from complex title and closing work, high-volume lending, bulk capital-markets due diligence, and multi-jurisdictional commercial programs. As President of one of the nation’s largest abstracting firms, he built scalable operations with disciplined quality control across large transaction volumes. He also was a pioneer in the telecommunications space, being one of the first to provide cell tower owners with tailored title solutions & coverage.
Over time, companies relied on Rich because he consistently solved persistent industry gaps that cause delays, missed issues, and fractured coordination in complex deals. He founded Volt to formalize and deliver the solutions he built over his career. Volt has now launched as a senior-led, risk-management platform that drives readiness from diligence through closing and post-close.
Volt was created to raise the standard for complex transactions, where speed and details matter, and “we’ll figure it out later” is not an option.
The Problem
Commercial stakeholders know the pattern too well:
- Late-stage surprises that delay or derail closings
- Fragmented coordination with no single accountable owner
- Portfolio-scale blind spots that hide aggregated risk across parcels and jurisdictions
Delays don’t happen because deals are impossible. They happen because traditional title and closing models often lack the systems, discipline, and accountability to simplify complexity and surface material issues early.
Volt’s Solution
Volt designed its model by reverse-engineering the title and closing process around the realities of commercial execution:
- Risk-first, capital-aligned issue identification to surface material blockers early
- Impact-based prioritization that separates true deal blockers from low-value noise
- Defined service levels and repeatable resolution paths to protect closing timelines
- Single-thread accountability with escalation authority to align all stakeholders
- Portfolio-scale visibility across parcels, jurisdictions, and workstreams with consistent reporting
- Milestone-based title curative execution through clearance, closing, recording, and policy issuance
- Secure collaboration workflows that centralize documents, tasks, issues, approvals, and status across parties
The Outcome
Volt delivers earlier risk visibility and fewer late-stage surprises, transforming complex transactions into controlled, trackable execution. Closing timelines become more predictable, while issue resolution accelerates through clear ownership and repeatable playbooks.
Stakeholders remain aligned through consistent reporting across parcels and jurisdictions, with reliable follow-through after closing through recording and policy issuance.
